Lease Length
Rental Agreements are signed for 6, 9 or 12 months. The rental agreement automatically becomes month-to-month upon completion the original lease term; there is no need to re-sign a long term lease.
Application Fee
The screening process takes between 24 and 48 hours and has an associated charge of $50. The screening company will complete a thorough background check in the areas of Criminal History, Rental Reference, Credit Report and Employment Verification.
Utilities
$60 monthly utility surcharge inlcludes water, sewer and garbage. $20 for additional occupants (ask manager for details).
Pets
Cats are "OK" with a $250 non-refundable pet fee; dogs are not permitted as pets (except for Service dogs). Other prohibited pets include: rodents, reptiles, birds, water fowl, ferral and/or exotic pets, primates, and anything porcine, equine, lupine, bovine, or ovine.
The move-in process is as follows:

Completed application and $50 application fee to be tendered with Holding/Security Deposit ($650 for studio/$750 for 1 bedroom). $150 of the holding deposit is a non-refundable administration fee, the remainder ($500/$600) will become your refundable security deposit upon tenancy. Your application will be reviewed and a determination made regarding tenancy. Should your application be rejected your entire holding fee WILL be returned to you. If you are accepted as a tenant your holding fee will become your refundable security deposit and placed into the Hillcrest account; your tenancy to begin within two weeks of deposit. At the time of your move-in you will remit your first month's rent; this amount to be paid by check or money order (we do not accept cash). A rental agreemment will be signed and you will be given your keys. If your tenancy is accepted and you have not paid your first month's rent within two weeks of your acceptance as a tenant OR if you have made the decision not to move in, your holding fee WILL BE FORFEITED! We are sure your decision to live in our community will be a good one, so please be certain to follow this payment schedule. A disclosure notice is required to accept any holding deposit, application fee and/or application. If you have completed an application,
it cannot be processed without a signed disclosure.
Disclosures MUST be signed in the presence of the manager.
You will be asked to provide a valid government issue ID to verify your identity.
This must accompany your application, your application fee and your holding deposit.
